Sumanta Roy: Creating Value Through Growth and Transformation Initiatives

Des Linden, a two-time Olympian, and 2018 Boston Marathon winner will be receiving a digital twin for her heart. This real-time, virtual replica of her heart will offer precise data on its function, efficiency, and response to varying conditions. In another set of events, the Jaguar Formula E Racing Team is also exploring the Digital Twin technology to explore the limits of the E race cars. Wondering what’s the connection between the two?

Well to start with, it is about the heart- a human heart and a machine’s heart i.e. the engine. The other similarity? Both fuel the owner’s performance – a healthy human heart is key to an athlete’s performance and an engine determines the car’s performance. Yet another similarity is the advanced use of technology which will enable Des and the Jaguar team to simulate their heart and engine in a virtual environment and understand what goes under the hood. How they perform under pressure, how much they can endure, and what would be the best way to enhance their limits and hence performance. 

Science fiction?

No.

Technology?

Yes.

A digital twin is a virtual representation of a real-world physical entity, such as a product, system, or process (a physical twin) or even human organs (bio-digital twin) that can act as its identical digital partner for various uses, such as simulating, integrating, testing, monitoring, and maintaining it. So basically, it is your heart outside your body, mimicking every activity. The technology has the potential to disrupt multiple sectors and has already started to do so. In Des’s case, the technology will enable healthcare providers to see, measure, and monitor a heart – and simulate responses under varying degrees of stress – without invasive procedures. This has the potential to lead to better patient experiences and better health outcomes. In Formula E races, it can lead to better design, higher speeds, better fuel utilization, and more.

That brings us to the final common factor between Des and Jaguar Racing team which is Tata Consultancy Services.

Des joined the Living Heart Project, a partnership project between Tata Consultancy Services (TCS) and Dassault Systèmes to build a sophisticated Digital Heart for a top athlete, showing the huge possibilities of digital twins for enhancing performance and well-being, transforming and enriching lives.

On the other hand, for over a decade, TCS has been using advanced digital technology to help Jaguar Land Rover switch to electric vehicles. Currently, TCS uses cloud and digital twin technology to enable fast data access, allowing the Jaguar TCS Racing team to test the race car’s potential in a simulated environment and improve its performance in the real world.

So how has the tech-giant managed to retain its mantle of being a disruptor over the years? Let’s explore!

The Technology Giant Disrupting the World Since 1968

Tata Consultancy Services (TCS), the Indian multinational information technology (IT) services and consulting company headquartered in Mumbai, was founded in 1968. It is the second-largest Indian company by market capitalization and the most valuable IT service brand worldwide. TCS offers a wide range of IT services, outsourcing, and business solutions to its clients.

With a presence in 55+ countries and a team of 600,000 strong, TCS has the unique advantage of having contextual knowledge about a variety of customer pain points and how to tackle them. Being part of the Tata Group, India’s biggest conglomerate, gives them a sweet advantage in building and delivering quick solutions for their customers. As Sumanta Roy, Head of Middle East and Africa, puts it — they are not just tech consultants; they are here to guide clients through their end-to-end digital journey.

Beyond Just IT Services

At the core, TCS is a technology company providing IT & business solutions to its customers. But they are not your average tech company! “We are all about tech solutions, sure, but we take it a step further. With all the new disruptions in the tech world, businesses are confused about which strategy to adopt, and what will work best for them, their employees, and their customers. A Long-term Association

Sumanta has been with TCS for over three decades now. Following graduation, he ventured into entrepreneurship for a year before pursuing an MBA. He landed a spot at TCS through campus placement, and that’s how the journey started.

Sumanta started his TCS gig with a software product testing project, and then transitioned swiftly into sales, focusing on Indian SMEs and expanding to neighboring countries. His responsibilities included establishing channels in Nepal and Sri Lanka at that time.

During the Y2K era, he assumed the role of a product manager, overseeing new product development, branding, and manufacturing. Subsequently, Sumanta relocated to Cincinnati, Ohio, as the Regional Head for Ohio and Kentucky. Over three years, he managed relationships with five large Fortune 500 companies. “Those were exhilarating times, and I guided my customers about the gains and pitfalls of the outsourcing journey and learned a lot at the same time,” he says.

Returning to Mumbai, he shifted to the “buy side” of the TCS business. He was the head of all IT procurement of the company and managed a large budget. It was during this time that TCS went public. “And that experience was something else! It was the largest IPO in the Indian stock market, and I was actually in the thick of the process. At this time, TCS sold the shares of some of its JVs, bought back others, and consolidated its BPO business,” recalls Sumanta.

After a while, Sumanta decided to return to the “sell side”. He focused on BPO/BPS opportunities for the East Coast, based in New Jersey. Post that he assumed responsibility for the Utilities business for TCS India before becoming accountable for all sales in the country.

In 2019, Sumanta moved to Dubai and now he oversees TCS’ interests in the Middle East and Africa market, juggling the interests, and managing operations across nine countries. Quite the journey, it has been – one that he looks back on quite fondly! 

A Flexible Leader

As a leader, when it comes to his working style, Sumanta keeps a flexible approach. There are three things he is particular about: 

  • First and foremost, customer satisfaction, which by default, is what they achieve to build in their business every day. 
  • Second, is financial management, which includes revenues, sales, budget management, etc. 
  • And finally, the growth of his core team. He strives to ensure that his team gets the best opportunities to flourish along with him. 

For all the rest, Sumanta practices a style of “coaching leadership”. He is an avid listener and always maintains an open-door policy. This helps him stay abreast of information, leading to opportunities as well as headwinds. Further, he is trying to increase his “say-do” ratio and is still working on this. 

When it comes to his communication style, Sumanta believes in storytelling and a lot of his associates agree with that. “Stories are powerful tools that make deeper and more resilient impacts. There are, of course, situations when I have to take tough calls and provide explicit commands, especially during challenging times. I believe in having a set of close confidantes, who I know will speak their minds no matter what. I may not always agree with them, but I never trivialize their suggestions. For the rest of the larger team, I do retain an element of distance,” he shares.

Speaking about Challenges

The biggest challenge, Sumanta shares, undoubtedly has been the Covid years, as it was a completely unchartered territory for everyone. Every country, every customer, every ecosystem and supply chain partner, and every colleague had their own set of unique challenges and unique experiences. “There was no cookie-cutter approach. And yet, when there are so many variables, there is a simple guiding principle: fall back on the fundamentals. We leaned on the company’s mission and vision to navigate the complexities, and it brought clarity to our thoughts.

And you know what stood out during these difficult times? The power of empathy! Amidst all the chaos and darkness, empathy became our guiding light, always pointing us in the right direction,” says Sumanta.

Before COVID-19, there was another time when Sumanta found himself at a crossroads, faced with the unique intricacies of conducting business in a new country. The storyteller in Sumanta takes over as he shares the story with us, set against the backdrop of a challenging African market. 

“Considering the unique business landscape and practices in that country, I made the tough decision to exit the country and not renew certain longstanding contracts. In the face of this strategic choice, the immediate consequence was unmistakable — a hit to our revenue. However, this choice was driven by a broader vision – preserving our brand value,” narrates Sumanta.

“This was a well-calculated gamble,” he continues. “By strategically withdrawing from the market, we prioritized the enduring value of our brand over immediate financial gains. In the grand scheme of things, safeguarding our brand integrity proved to be a more substantial asset.”

Formulating Growth for the Region

TCS has been actively present in the Middle East & Africa for over 25 years with over 150+ clients across different domains and industries. The focus of TCS in this region has always been on three aspects: Customer Centricity, Diversity & Inclusion, and Business growth & transformation. 

They have grown more than 50% in terms of the employee base in this region over the past three years, providing much-required core technical support and contextualized experts for the customers. To build a formidable ecosystem for their customers, they have strengthened their partnerships with enterprise units, startup communities, and the government. This has resulted in a more than 25% increase in their customer base across verticals like Banking, Insurance, Retail, Hospitality, Travel, CPG, Manufacturing, Utilities, Public Sector, etc. 

“Innovation starts at the grassroots level, and it is quite important to build the seed of innovation in the future generation. To enable this, we have partnered with several universities across the region and signed MoUs to foster an exchange of knowledge, training, and talent acquisition. Mohammed Bin Rashid School of Government, KAUST Saudi Arabia, and UAE University are a few of those names,” shares Sumanta.

TCS Sustainathon is another program that TCS launched to enable students to solve real-life sustainability issues in their own community using technology. This was launched in South Africa two years back, and now they are all set to launch it in Saudi Arabia next year. 

TCS Innovation Lab in Riyadh was set up to enhance the speed of innovation and POC with their customers. This is run with the approach of failing fast, learning fast, and providing quicker solutions to customer pain points. They have also set up multiple Agile Innovation Centres at the customer premises, training and enabling them to innovate in their own environment. 

TCS All Women Digital Services Centre was set up in Riyadh in 2013 when bringing women to the forefront of the workforce was not the norm in the region. Currently, the center employs almost 1000 Saudi women, who are highly technically trained and are one of the strong pillars of the large employee base in this region.  

Even their partnership in sports initiatives is a strong statement of how they value sustainability and achieving goals that create a long-term impact. TCS is the title sponsor of all the major marathons in the world, including New York, London, Amsterdam, Chicago, etc. Their partnership with Jaguar for Formula E leverages data to predict race outcomes and optimize performance sustainably.

CIO: As a leader, it is extremely crucial that one is decisive and rational. What do you do when you are stuck or confused?

Sumanta: Being decisive is crucial, and so is being rational, though maybe a bit less in my book. Sometimes, a touch of irrationality can bring about some dramatic changes. When I hit a roadblock, I have got three moves: 

  • Tackle a routine task to find my rhythm.
  • Have a chat with a confidante – talking it out tends to clear the confusion, and 
  • Remind myself it’s okay not to have all the right answers and just make any call. Life’s a journey, not a quest for constant perfection, right?

CIO: As a business leader, do you believe in micromanaging every aspect of the business or do you believe in efficient management? 

Sumanta: I tend to delve into micromanaging certain aspects, specifically those tasks or issues that have a direct impact on my superior’s KRAs. For the rest, my approach is all about efficient management. It is all about the belief! I trust my team implicitly and am confident that they are more than capable of handling the micromanagement needed for tasks that directly influence my KRA. It’s a collaborative effort where everyone plays to their strengths, ensuring a well-balanced and smoothly operating team.

Lena has previously been the Country Manager at Avanade and held other operational positions in the consulting industry. She has also worked for many years as a lawyer and specializes in privacy. 

From Legal to Public Sector

From a young age, Lena aspired to pursue a career in law. Her professional journey began at a larger Norwegian law firm, where she specialized in IT law. Over time, her interests gravitated toward the business aspects of the field, leading her to assume various business roles within consulting firms. Eventually, she became the General Manager at Avanade Norway.

Joining Microsoft marked a central mid-career transition for Lena. She was driven by a conviction that significant advancements were necessary for the Public Sector to improve services to nations. She believed that Microsoft presented the ideal platform to make a meaningful contribution towards these improvements.

Transitioning from the consulting industry to Microsoft represented a significant challenge to her leadership approach. The consulting business has quite a straightforward business model, based on people, hours, and price. A considerable portion of Lena’s success was attributed to accurately managing these variables. However, at Microsoft, the complexity is exponentially greater, with a myriad of products, an intricate organizational matrix, multiple sales channels, and much more. This made it necessary to fundamentally transform her leadership approach.

To effectively navigate such a dynamic and multifaceted environment, Lena Lundgreen had to cultivate a new set of skills and tools. She started on an accelerated learning curve, seeking guidance from mentors and engaging with peers. 

“This journey has been very rewarding, and I now find it deeply satisfying to lead within an organization that offers a large number of mechanisms to influence and drive success for our customers in the Public Sector,” she says.

Guiding Principles

For Lena Lundgreen, there are a couple of things that are important in her leadership approach. She is a firm believer in the power of a psychologically safe environment to increase the individual and collective productivity. “It is often said that we are capable of achieving more than we realize, and I see psychological safety as the catalyst for unlocking this huge potential. This principle applies universally, be it in the workplace, sports, or any other activity. I consciously dedicate time and effort to cultivate such a safe environment, focusing on what we choose to highlight, celebrate, and the personal experiences we share, all of which serve to empower our teams,” she explains.

Second, she strives to understand the motivations behind people’s actions. Lena operates under the assumption that most individuals are rational and do their utmost within their roles. Rather than jumping to conclusions, she seeks to understand the underlying reasons for their behaviors. Often, actions that initially appear suboptimal have well-intentioned reasons behind them. Therefore, she asks about the ‘why’ to gain deeper insights. In her experience working with a diverse, global team, she has learned that while her typical Nordic direct approach to questioning may surprise some nationalities, it is also appreciated for the clarity it brings. 

Impactful Initiatives

Lena Lundgreen has had the privilege of leading the public sector team in Microsoft Norway during a transformative period that was marked by the announcement, development, and building of a data center in the country. The partnership they managed to establish with public sector entities, their success in articulating the business value of the cloud, and the willingness of some entities to embrace this journey with them, feels like her biggest impact so far. 

“This initiative has been instrumental in Norway, where numerous public entities are progressive, and focused on harnessing the full potential of technology to deliver cost-effective and superior services for the country,” she shares.

In 2023, Lena Lundgreen led a newly formed team of industry experts, where each member brought a diverse background and range of experiences to the table. They collectively saw that rapid adaptation and quick understanding of their new responsibilities were essential for their success. “I am proud of our accomplishments; we not only constructed a platform for change but also actively executed it in a situation with a lot of uncertainty,” she says.

She explains that in such times of transformation, it is crucial to concentrate on the elements within one’s control. They identified guiding principles, such as customer centricity, which served as their ‘north star’ and created measurable objectives. Despite a variety of unresolved questions, they persistently pursued these principles and objectives. “I am continually impressed with my team’s dedication and the significant impact that our efforts have on enhancing our customer relationships and delivery of outcomes,” adds Lena.

A Positive Work Environment for Collective Success

As mentioned before, for Lena Lundgreen it all starts with a safe work environment. It is essential to create a space where team members feel comfortable taking informed risks. This freedom, in her experience, stimulates creativity and innovative thinking. She emphasizes to her team that every challenge should be viewed as a valuable opportunity to grow. It’s through these challenges that one stretches one’s capabilities and discovers new potential. 

She is committed to assigning tasks that encourage her team members to push the boundaries of conventional thinking and explore new exciting possibilities. By doing so, they not only drive innovation within the project but also contribute to the personal and professional growth of every individual in the team. 

As a leader, Lena’s approach is rooted in transparency and collaboration, which are fundamental to fostering a collaborative culture. While it is challenging to focus on personal growth during a hectic work life, Lena makes it a priority. She dedicates time to self-improvement because she owes it to her team and herself.

One powerful tool she uses is seeking feedback. “The higher you climb in an organization, the less feedback you tend to receive. So, it is important to actively seek it out. If you have created a safe work environment, you will receive direct and honest feedback,” she clarifies.

She also feels fortunate to work in a company filled with inspiring leaders. She observes their actions closely and adopts the best practices from each of them to help enhance her leadership style.

Making Tough Calls

As a leader, one is often faced with difficult choices. The toughest part for most leaders, Lena finds, is knowing when to stop certain actions, like ending a project or discontinuing a product. It’s vital to do this to maintain focus on what’s truly important. Many leaders struggle here – they keep adding new tasks without stopping old ones, which doesn’t leave room for the new work. 

“I always aim to balance what I add by removing an equal amount, where possible. When invariably facing tough decisions, I try to get input from others when I can. This goes back to my days as a lawyer, where we would always consult a colleague on tough cases. Asking for advice is not about insecurity; it’s about tapping into the collective intelligence and diverse perspectives within your organization to help your decision-making,” she shares.

The Future of Leadership

While forecasting the future is always a challenge, Lena suggests that it’s clear that the pace of business is unlikely to slow down. Change will continue to occur rapidly, perhaps even more swiftly than it does today. She also believes that technology, especially cloud and AI, will play an even more significant role, enabling businesses to utilize their data more effectively. This leads her to anticipate a future that is increasingly driven by data.

Lena Lundgreen opines that one of the major challenges leaders will face is finding the right balance between maintaining necessary stability and being agile enough to implement rapid changes. On top of that, there will be a stronger emphasis on having a clear purpose, coupled with a deep commitment to ethical and responsible business practices.

“Above all, the key for me is undertaking continuous learning. To keep evolving, I plan to surround myself with a diverse group of people who can challenge me and provide honest feedback. This will help me stay adaptable and informed in an ever-changing business landscape,” concludes Lena Lundgreen.

Growing up in a city known for its legal history, Michael began his professional journey working as a courthouse runner and paralegal during high school and college. Innovating at LexisNexis: Laying the Groundwork

Michael’s career truly began to take shape when he joined LexisNexis, a leading provider of legal research and information services. His role at LexisNexis was a natural extension of his early exposure to the judicial system, but it also marked the beginning of his journey into legal innovation. At LexisNexis, Michael was responsible for managing territories across the Midwest, including Illinois, Wisconsin, Missouri, Michigan, and Indiana. This role required him to engage directly with courts and government agencies, understanding their needs and challenges while providing tailored solutions that improved their operations.

It wasn’t long before Michael began making his mark by driving innovation within LexisNexis. His ability to identify inefficiencies within the legal system led him to develop groundbreaking applications such as Sidebar and the Legislative History Tool. Shannon’s perspective is clear: by adopting modern and flexible sytems and technologies, healthcare providers could make it significantly easier for patients to interact with their clinicians and to increase clinician satisfaction and work-life balance. “We are losing too many providers due to the complexities of documenting their job, their ability to effectively communicate and interact with patients, and ultimately their ability to help make the patient’s health and lives better, with better and predictable outcomes. When systems and practices fail to upgrade, they miss the chance to digitize and simplify patient interactions, make charting easier for clinicians, streamline and simplify the billing and revenue processes, and create proactive, trust-building communication with patients.” This, he believes, is where healthcare is losing ground—not only with patients but also with the clinicians/providers, administration, and operators. 

The benefits of a modernized, patient-centric approach extend beyond just convenience. For Shannon, it’s about fostering a relationship between the patient and provider that is built on ease of access, clear communication, and mutual trust. He points out that with better technology, patients can be more proactive in their healthcare journeys, leading to improved outcomes and experiences. “Engaging patients early and making it easier for them to navigate their care is essential to improving their overall health experiences,” he asserts.

Once those basic needs are met, you can ask if they even have internet access and devices to use the provided technology?” he adds. “Do the clinicians in those areas have the tools they need to effectively provide care for their patients?”

Shannon recounts his experience as CIO at a mental and behavioral health practice, where the technology team worked with the EHR vendor Qualifacts to develop an offline solution and equip clinicians with iPads that could run offline applications. This approach allowed clinicians to perform their work even in areas with limited or no internet connectivity, thereby reducing administrative burdens and improving service delivery.

“Previous to this solution, clinicians were paper charting and had to update electronic charts after they returned home or to the office—significantly increasing their working hours and risk of burnout,” he explained. “Having a partner that aligns with your values and is committed to meeting your business needs is very important. It’s not just about the feature and functionality of the products. You have to work together towards a common goal and vision.”

Shannon shares a poignant example from his rural county in Tennessee, where half of the families lack internet or cell service at their homes. “Instead of being able to switch to remote learning as many school systems did during the pandemic, our local school district had to simply cancel school for the rest of the year because they couldn’t provide remote services and access to all students.” The repercussions of this digital divide are still being felt, particularly among elementary school children who missed out on critical learning and social development.

“DOMO not only allows you to surface the data that business and clinicians thought they needed, but it also helped expand their vision of what they could do with the data.” Shannon’s emphasis on data analytics is twofold: it must support clinicians in delivering better patient care and outcomes and also provide the business with actionable insights for decision-making and compliance.

“Continuing to ease the providers’ and clinicians’ documentation burdens is key. NLP/AI/ML will be critical in helping with both getting the information into the EHR and getting the relevant and important information out of the EHR that is not in a typical structured data element.”

Shannon also underlines the growing importance of AI and ML in improving data security. “Using AI/ML to improve the security side of things—automating detection and responses (SOAR), discovering trends, and identifying potential weak or risk areas—is critical.”

Violence and abuse have surely changed their forms. This means the way to fight them also needs to be changed. Today, it is not just about looking up to authorities to create a safe society, but about empowering individuals to recognize the kind of violence they are being subjected to and protect themselves from it. 

As Arlene Limas, Olympic Champion and CEO of PAVE Prevention (Proactive Anti Violence Education), Inc. puts it, “I don’t think anyone can deny that Violence, in all its shapes and sizes, is impacting us all. Transition from a Player to a Guide

Arlene Limas made history as the first American and the first woman to win a Gold Medal in Tae Kwon Do at the 24th Olympic Games in Seoul, Korea, on September 17, 1988. Arlene explains that PAVE goes about providing solutions differently. They are trauma-informed, holistic, and deeply based on scenario learning. They aim to train for acknowledgment and awareness of what is happening to us as an individual as we enter into situations. Why is this situation escalating? Is this situation safe just because we know each other? 

“I think having panic alarms at desks and on doors are great, better lighting in a parking lot, super, cameras to monitor a building a necessity, but until we empower each individual with a set of, what we call Human Safety Skills we fall short of our safety goals as a society. Learning to set a boundary, using our voice, and understanding the strength of being a good bystander or upstander. Understanding your own trauma, activators, and what an adrenalized response looks and feels like changes everything. It is similar to when an athlete can work through crippling pre-event anxiety. Everything just becomes clearer; you are faster and stronger,” she explains.

PAVE is also using technology to assist with their work. The power of assessments, data collection, and reporting platform have been a game changer for them. It shapes everything, curriculum, trainer approach, and validity of the work. They are also embarking on a partnership with an AI company, Scirevance, that will allow them to stay up-to-date and research at incredible speeds.

The leadership team at PAVE believes that creating diverse and inclusive spaces where people can be their authentic selves is imperative for success. “Everyone acknowledges that violence is happening in private but somehow sees a public discussion as a liability. Safety is a second-tier need just after basic life needs of water, food, and shelter. So, to your question… I am still attacking this challenge and learning every day,” she answers.

She also offers a simple tip that would help people, in their daily lives, to understand their situations and take a step for themselves. She says, “I would offer this tip… ask yourself, what do I want out of this interaction? Where do I want it to go, how will I respond? In a sense, have a game plan. Also, take more time to breathe and ground!”

New Year, New Goals

Arlene Limas and her team are excited for 2024. They have made inroads in municipal sectors that are dealing with violence on a daily basis and are still serving their communities every day. Changing and impacting that culture will be incredibly rewarding. Navigating Change: Real Estate in the Age of Transformation

In the ever-evolving landscape of real estate, change is our constant companion. Kathy concurs that technological advancements, shifting customer needs, and evolving expectations are propelling the industry forward. Kathy points out that COVID-19 triggered an unprecedented wave of change. In her 30 years as a real estate professional, she had never witnessed such rapid transformation. Customers need and expectations changed. From shelter to sanctuary, homes took on new significance. Customers sought safety, comfort, and flexible spaces. The process of how Buyers previewed homes and how they bought homes, With changing Buyer Behavior sight-unseen purchases became commonplace. Offers soared above asking prices, often bypassing inspections and contingencies. With buyer dilemma setting in, many buyers sold their homes for top dollar but are caught in the middle of getting top dollar and paying top dollar for less of a home than they recently sold. Many Buyers were living and still are with family in campgrounds and rental properties. Rental properties were all at full occupancy and rental rates had increased tremendously for many unaffordable. 

As agents, Kathy and her team had to adapt their negotiation strategies. Agility was key. They had to learn new and better ways of negotiating and doing business to stay competitive. “ It seems as if everyone and their cousin had decided to change careers and become a Real Estate Agent,” comments Kathy.

The real estate office environment changed as well. Agents met via Zoom as opposed to weekly office meetings, they worked from home and experienced rapid changes in the technology being put to use. Post covid not much has changed, feels Kathy. While some things returned to normal, others remained in flux. Getting agents re-engaged into the office environment and group participation has been a struggle, to say the least. However, performance and customer satisfaction are still as paramount as it was pre-COVID.

As the Managing Broker Kathy had to keep a pulse on the market and the rapid changes in the industry so they could train to change but be willing to change again next week. “What we learned in yesterday’s meetings, would be obsolete in next week’s meetings. Being a veteran in the business I knew the “unicorn market” would be short-lived and all the agents that got in the real estate business when business was easy might not be around when it’s time to roll up your sleeves and start working hard. We are back to negotiating the price, back to working through inspections, and coddling each transaction to the closing table,” says Kathy.

The After Effects of COVID

Post-pandemic, the industry is still facing changes. It has created a hybrid office work environment. With lots of individuals changing their careers to become real estate agents, Kathy shares that they had to have a better skill level than ever be more efficient at what they do, and respond quicker than ever before to the consumer. 

At the consumer end, their ideas of homeownership changed. Suddenly it was a necessity for a home office, family, and entertaining space, luxury items such as pools and hot tubs also became a frequent request. Many homes were sold over the internet and have become the norm and an ongoing request. The value of homeownership changed in the consumer’s eyes almost overnight. “We as agents are tasked post-COVID to retrain the consumer to realize the market has changed once again and what worked for your neighbor may not work for you when buying or selling. The real estate business is geographically like the weather, just because it’s sunny in Tennessee doesn’t mean it’s sunny in the neighboring state or even the adjoining area,” says Kathy.

First-time buyers and those without substantial equity find themselves on the sidelines. The soaring cost of homes, coupled with rising interest rates, pushes ownership out of reach. The industry is also undergoing Building Blues. Aspiring homeowners seeking to build face a labyrinth of obstacles as there is a Builder Shortage and Available builders are scarce. Some projects stretch to over two-year timeline due to sluggish supply chains for materials. Due to the impact of Inflation building materials become costlier than initially quoted and during mid-construction, buyers encounter unexpected price hikes. 

The industry also grapples with a scarcity of skilled professionals. There also is a shortage of skilled and experienced surveyors and professionals such as plumbers, electricians, general repairmen, movers, etc.

The solutions, suggests Kathy, lie in a multi-pronged approach. There needs to be a reduction in interest Rate. Lower interest rates can ease the burden on buyers. It is crucial to create more affordable Housing Initiatives. There is a need for Skilled Workforce Development and firms need to encourage training and attract new talent to the trades. Exploring creative and innovative financing models can make homeownership accessible and affordable for middle-class Americans. 

Being Prepared for the Future

Change is a constant, regardless of the market. Staying attuned to market dynamics and actively listening to consumer needs and expectations are essential survival strategies. Consistent reading and ongoing training play a pivotal role.

“In our industry, flexibility is non-negotiable. We must adapt swiftly and execute the necessary protocols to sustain our business. As an owner, I perpetually seek out the right people and growth opportunities, ensuring our business continues to thrive and evolve,” says Kathy.

Further, she says that having a diverse age of associates is another key to survival and tenure in business. A mix of seasoned associates and fresh talent ensures longevity. Kathy invests in training and mentorship for both groups. 

“I always keep cultivating and training new associates, along with nurturing and mentoring the experienced associates, then helping develop succession plans for the associates that are ready for the next chapter in life. Being a good leader means treating your team of associates as a valuable entity and consistently setting each one of them up for growing their business. in any given market with new tools and new opportunities. In the coming years, I’m looking for growth for most, succession for some, and a constant influx of new aspiring associates with new ideas and new opportunities,” concludes Kathy.
